Once a contract has been signed, it becomesDave our task to turn all the careful pre-construction planning into a reality - your new facility. It is a task we have consistently performed on schedule and within budget for a large number of clients with diverse construction needs.

One of the major factors contributing to this performance record is our on-site management team. Forty-one years of building have taught us that experienced on-site project supervision greatly increases the overall efficiency of any major construction project. Before construction begins, our management team is actively involved in the design and bidding phases of the project. When they arrive on site to begin work, they are thoroughly familiar with both the project and your specific goals and requirements.

Control of the construction process begins with an overall project schedule. This schedule is exactingly planned to expedite construction by logically sequencing the activities of all major subcontractors and vendors based on crew, manpower, and delivery commitments.

Weekly planning meetings are also incorporated into the construction process in order to provide a system of accountability that results in strict adherance to the overall construction schedule and budget. Attended by a Gilbert senior manager and all active major subcontractors, these meetings are used to review the prior weeks' progress, as well as to plan for the upcoming month. At the same time, conflicts are resolved, potential problems identified, and commitments are secured for upcoming activities. Based on information covered in the meeting, a progress report is issued to you, your design team, and all subcontractors and major suppliers.

These meetings and reports work together to assure that nothing ''slips between the cracks'' due to poor communication or lack of control.

Cost control is also systematically managed by Gilbert during the construction process. We generate three detailed reports which help maintain tight cost control enforcement.

Our monthly project costs reports not only detail all labor, material, and subcontract charges, but also show actual and projected variances between budget and actual costs.

A monthly subcontractor/vendor status report is also provided. It details all invoices against formal contracts or purchase orders.

Finally, a monthly project status report is prepared so that contract/schedule status, project status by division, progress items pending, change order log, and progress photographs can be discussed and reviewed during owner/architect/contractor meetings.
